Mortgage Rates in Singapore: How SORA, Fixed, and Floating Rates Affect Your Home Loan

Buying a home is not only about finding a property at the right price. Financing can change how much a household pays every month and how comfortable that commitment feels over many years. For Singapore homebuyers, understanding the difference between fixed and floating home loans, including SORA-linked packages, is therefore an important part of planning a purchase or refinancing an existing loan.

MoneySense explains that bank home loans in Singapore generally fall into two broad categories: fixed-rate loans and floating or variable-rate loans. A floating package may be linked to a reference rate such as SORA or another pricing mechanism set out by the lender. Before choosing a package, borrowers should understand how the reference rate works, how often it can reset, and what happens after any promotional or fixed-rate period. See MoneySense’s guide to how home loans work.

The lowest headline percentage is therefore only one part of the comparison. Lock-in periods, reset terms, fees, post-promotional pricing and your own tolerance for changing instalments can all affect whether a package suits your household.

Home Loan Rates at a Glance

A home loan’s interest structure determines how predictable the rate is and how quickly borrowing costs can respond to market changes.

  • A fixed-rate home loan keeps the stated rate unchanged for an agreed period, giving borrowers greater certainty during that period.
  • A floating-rate home loan can rise or fall according to the reference rate or pricing mechanism stated in the loan agreement.
  • SORA can be used as the benchmark for a floating-rate package. It is not a separate third category of home loan.
  • The lock-in period and the fixed-rate period are related concepts, but they should not automatically be assumed to be identical. Always check the Letter of Offer.
  • The lowest advertised interest rate may not produce the lowest overall cost once fees, future pricing and refinancing restrictions are considered.

What Is SORA?

SORA stands for Singapore Overnight Rate Average. The Monetary Authority of Singapore defines it as the volume-weighted average rate of borrowing transactions in the unsecured overnight interbank Singapore-dollar cash market. MAS administers SORA and publishes the benchmark on its website.

MAS also publishes one-month, three-month and six-month Compounded SORA values. For a home loan linked to three-month Compounded SORA, the benchmark component reflects overnight SORA observations compounded over the relevant period rather than simply taking one day’s rate.

A simplified way to think about a benchmark-linked package is:

Illustrative home-loan rate = Compounded SORA + bank spread

The actual calculation, observation period, spread and reset date depend on the loan contract. Borrowers should rely on the bank’s Property Loan Fact Sheet and Letter of Offer for the package they are considering.

MoneySense’s SORA explainer notes that SORA loan packages can use compounded averages over one, three or six months. Averaging the daily benchmark over a period can make the applicable benchmark less sensitive to a single day’s movement, but the compounded rate can still rise or fall over time.

How Fixed and Floating Home Loans Differ

Fixed-rate packages

With a fixed-rate package, the stated rate remains unchanged during the defined fixed period. This makes scheduled repayments more predictable during that time. If market rates fall, however, the borrower generally does not automatically receive the lower market rate while the fixed pricing remains in force.

When the fixed period ends, the loan may move to floating pricing under the contract. Borrowers should therefore check not only the attractive initial rate, but also what pricing applies afterwards.

Floating-rate packages

A floating-rate home loan follows the pricing mechanism stated by the lender. This may involve SORA or another reference rate. If the applicable benchmark or reference mechanism changes, the interest payable and monthly instalment can change when the loan resets.

Floating pricing can benefit borrowers when the applicable rate falls, but it also exposes them more directly to increases. The key is understanding exactly what the package tracks and how frequently the rate can reset.

Feature Fixed-rate structure Floating-rate structure
Rate movement Stays unchanged for a defined fixed period Can change according to the stated reference mechanism
Payment certainty Higher during the fixed period Instalments may change after resets
Market exposure Limited during the fixed period More directly exposed to rate movements
After initial period May move to floating pricing Continues under contractual reset terms
What to check Fixed period, lock-in, later pricing Benchmark, spread, reset frequency and fees

Why Mortgage Rates Matter to Your Monthly Budget

Even a relatively small difference in the interest rate can have a noticeable effect when the outstanding loan is large. That is why affordability should be tested against more than today’s advertised package.

For example, consider an illustrative S$500,000 loan repaid over 25 years using standard monthly amortisation:

Illustrative annual rate Approx. monthly repayment
2.0% S$2,119
3.0% S$2,371
4.0% S$2,639

On those assumptions, moving from 2.0% to 4.0% increases the monthly repayment by about S$520. The example is illustrative rather than a quotation from any lender. Actual repayments can differ because of package terms, reset dates, fees and the lender’s calculation method.

This is also why affordability should be assessed in the context of the whole household budget. MoneySense’s property affordability guide covers factors such as loan-to-value limits, TDSR and MSR that may affect property financing in Singapore.

The Loan Tenure Changes More Than the Monthly Instalment

Extending a loan tenure generally reduces the required monthly repayment for the same loan amount and interest rate, but it also means interest is charged over a longer period. MoneySense’s guide to borrowing costs notes that, for the same amount borrowed, a longer loan period usually results in more interest being paid overall.

A lower monthly instalment can make cash flow easier, but borrowers should still consider the total cost and how long they want the debt to remain outstanding. A mortgage decision should therefore balance monthly affordability with longer-term financial goals.

Look Beyond the Headline Interest Rate

Two packages with similar advertised rates can behave quite differently once the other contractual terms are considered. Before committing, look at the full structure of the loan.

  • Lock-in period: refinancing, repricing or making certain repayments during this period may attract charges, depending on the contract.
  • Reset frequency: for a floating package, check how often the applicable rate is recalculated.
  • Post-fixed or post-promotional pricing: understand what happens after the initial period ends.
  • Fees and subsidies: legal, valuation, cancellation, clawback or other charges can affect the overall economics.
  • Prepayment terms: check whether partial or full repayment is restricted or subject to charges.
  • Conversion or repricing options: some packages may include options to change pricing under specified conditions.

The Property Loan Fact Sheet and Letter of Offer are particularly important because they set out the terms that apply to the actual package rather than a general marketing description.

Common Mortgage Rate Misconceptions

“The lowest rate is always the cheapest loan”

Not necessarily. The rate matters, but so do fees, the duration of promotional pricing, later pricing, lock-in restrictions and how long you expect to keep the loan.

“Fixed means the rate stays fixed forever”

A bank’s fixed-rate home loan normally fixes the stated rate for a specified period. After that, the loan may move to another pricing structure under the agreement.

“SORA changing today changes my instalment tomorrow”

A SORA-linked mortgage uses the compounded benchmark and reset mechanics specified in the contract. A movement in the overnight SORA rate does not necessarily flow into a borrower’s instalment immediately.

“Floating rates are always cheaper”

Floating pricing can move in either direction. Whether it eventually costs more or less than a fixed package depends on future rate movements, the bank spread and the other terms of the packages being compared.

How to Compare Home Loan Packages More Confidently

Rather than trying to predict interest rates perfectly, compare packages under several realistic scenarios. Ask what your repayment looks like today, what happens if the floating benchmark rises, and what pricing applies after the fixed or promotional period.

It also helps to consider how your circumstances may change. A household expecting to sell, refinance or make a large partial repayment may value flexibility differently from a borrower who expects to keep the same loan for many years.

For families, this is ultimately a financial-planning exercise. The best-looking rate on a comparison screen is less useful if the package’s restrictions do not match what you expect to do with the property.

Final Thoughts

Mortgage rates in Singapore are easier to compare once you separate the headline percentage from the structure behind it. Fixed-rate packages provide greater rate certainty for a defined period, while floating packages can move with their stated reference mechanism. SORA is one benchmark that may be used to price a floating home loan.

Before choosing a package, compare the interest structure, lock-in period, reset terms, post-promotional pricing, fees and prepayment conditions. Then test the repayment against your household budget rather than assuming today’s rate will remain unchanged throughout the loan.

A home loan can last decades, so the goal is not simply to find the smallest advertised number. It is to understand how the package works and choose financing that remains manageable under realistic changes in rates and circumstances.
